Every service below is available in New Jersey, across Essex, Morris, Middlesex, Hudson and Bergen counties, and in South Florida, across Broward and Miami-Dade counties. Work can be taken on as a full package from application to issued permit, or as a single task where you only need one part covered.
We assemble the permit application, file it with the correct department, pay and track permit and review fees, and follow the application daily as it moves through zoning, building, fire and any other review it has to clear. When comments come back we interpret them, advise on the correction and resubmit. When the permit is issued we collect it and get it to you, and we can schedule inspections from there.
Clients use different names for this work — permit runner, permit expeditor, permit expediter, permit submittal service. It is the same job: someone who knows the department, files it correctly and chases it every day until it is issued.
Before anything is filed we read the drawings and the application against what that specific municipality requires. This is where most delay is avoided: missing product approvals, inconsistencies between architectural and trade drawings, an incomplete scope description, or a contractor license or insurance certificate that is not current on the municipality's file.
The Notice of Commencement is prepared, notarized, recorded with the county clerk and the certified copy filed with the building department. An NOC that has not been recorded correctly is a common reason an inspection is refused after the permit has already been issued.
Construction drawings, blueprints, site surveys, product approvals, energy calculations, subcontractor forms, license and insurance certificates and the department-specific forms that vary from one municipality to the next. We tell you exactly what is required at the start so it is collected once, and we assemble the package in the order the department expects to receive it.
Open permits, expired permits and work carried out without a permit have to be resolved before a property can be sold, refinanced or closed out, and they frequently surface at the worst possible moment during a transaction. We search what is open against the property, establish what the municipality needs to close each item, and handle after-the-fact permit applications, corrections and re-inspections.
Confirming that the contractor license, business registration and insurance a municipality requires are current and correctly registered with that jurisdiction before the application is submitted, so the application is not rejected on paperwork before it has been reviewed on merit.

There is no flat rate, because the work varies enormously. Pricing is based on the project type, its size, and the municipality involved, since some departments require far more documentation and more follow-up than others. Send us the address and the scope and you will get an estimate with the options set out, not a number with conditions attached later.
In practice there is none. Permit runner, permit expeditor and permit expediter all describe the same role: preparing the application, filing it with the municipality, tracking it through review, answering the reviewer's comments and collecting the issued permit. We do all of it.
Yes, and it is a common request. We find out where the application actually sits, what comments have been issued, and what has or has not been responded to. In many cases the application has been sitting on an unanswered comment that nobody was tracking.
Yes. Electrical, plumbing, HVAC, sprinkler and roofing permits can be filed and tracked on their own, or coordinated alongside the main building permit so the sequence does not hold up the schedule.
Rejection is a normal part of the process rather than a failure. The department issues comments, we interpret them, advise on what correction will satisfy the reviewer, coordinate the revision with your architect or engineer, and resubmit. The aim is to make each cycle count rather than resubmitting something that draws the same comment again.
